  • What makes us different?

    We believe in having a portfolio based property management structure. This means that our managers aren’t spread too thin across too many rental properties so that they can focus on providing quality service to you. Making sure that you receive the highest level of service is our priority.

    We aren’t one of those agencies that squeezes every last cent in profit from their rent roll – we believe in having the best people, the best systems and the best technology so that you get the best service. Our managers will always be up to date with the latest legislation and are sent to continuing professional development training to ensure their knowledge base is second to none.

    • Tenant Selection

      We know how important selecting the right tenant is. Our stringent application process means that every reference is checked as well as the TICA tenancy database. We conduct employment checks and ensure that our applicants are financially capable of renting your property.

    • Regular Inspections

      We complete thorough rental inspections every 3 months to make sure your property is being looked after. After every inspection, we provide you with a detailed inspection report.

    • Market Rents and Payments

      We review our achieved rents on every lease renewal and make disbursements to you at the end of every month.

    • Arrears Management

      We encourage our tenants pay via a range of direct debit options so that we have peace of mind that their rent will be paid regularly and on time. If a tenant is even one day in arrears they are sent an SMS reminder, at 4 days late they receive a phone call and at 8 days in an arrears a Notice to Remedy will be issued (we would send it earlier if legislation allowed us). We take rental arrears very seriously at Managed Residential and will leave no stone unturned in rectifying payment issues if they ever occur.

  • Our Fees

  • Our fees are simple:

    We charge 8.8% including GST and a let fee of one week’s rent plus GST for all new tenancies.

    Many other agents will hit you with a myriad of fees which can often add up to 12% or more, however at Managed Residential we believe in making our fee structure fair and easy to understand.

    Our recent research found a competing company offering fees of 5% but hidden in their agreement were extras amounting to a further 6% making their advertised 5% fees not what they really were.

    Simplicity is best, so we don’t spend time defending any extra fees and you don’t spend time worrying about any hidden costs.

  • Our commitment to you

    We will be committed to your property and deliver professional management of your property. You will have a dedicated portfolio manager for your property and one point of direct contact so that you never hear anything second hand, the person reporting to you is the person that found the tenant and the person to who inspects the property.

    Our fee will be transparent and you will never be charged a fee over and above our standard fee unless otherwise agreed prior.

    Our portfolio managers are the industry’s best and they are incentivised to manage your property and perform higher than industry standards.

    We understand your property is an investment and you purchased it for performance and investment growth so we will work hard so your investment works hard for you.

    Q. Do you have any requirements for properties?

    A. Yes. We deal only with properties within a 10km radius of the Brisbane CBD, we will also assess the property prior to accepting management to ensure it qualifies for our management services.

    Q. If I have other properties and I want to move them to Managed Residential, will the fees be the same?

    A. Yes, the reason we charge the flat fee of 8% is an important one. It maintains a level of simplicity and clarity in that you know exactly what you will be charged for our services. The reason we don’t offer a discount is because every property demands the same level of work and we dedicate ourselves to providing the same high level of service for each property in our rent roll.

    Q. The fee structure seems simple but is it really?

    A. Yes 8.8% GST inclusive. No extras – no advertising fees, no inspection fees, no postage fees, no trades management fees or any other fees.

    Q. Do I deal with one person or am I going to be dealing with a number of different people with in the team?

    A. You will be assigned a portfolio manager from our highly experienced team and that will be the only person you need to deal with. We believe this makes us accountable for your property and can give you the best service by doing so. No management team could know every detail about your property but one person could that’s why we have a single dedicated person to your property.

    Q. How do I know I’m not just a number in a big rent roll where my property is one of one thousand?

    A. Service is our point of difference, we limit the number of clients/properties to each portfolio manager this way we have your property as a priority always no matter how big we get.

    Q. Can I put restrictions on my property like “no pets”?

    A. Yes, your ideas and requirements around your investment are important to us and we deliver on these requirements.

    Q. When will the rent collected go into my account?

    A. We do end of month disbursements on the first business day of each month.
